AJOT: The Keith Corporation underway on speculative industrial facility in Summerville, SC

Charleston, S.C. – The Keith Corporation, a privately held, full service developer and owner of industrial, warehouse, and other commercial properties, has started work on a 136,500-square foot industrial building in Summerville, South Carolina’s Charleston Trade Center. Frampton Construction Company, LLC, a regional full-service construction firm providing planning and design support, preconstruction, and construction services, is the general contractor for the project.

Situated on 12.9 acres within the Charleston Trade Center, the building will have a 32-foot clearance inside with 18 dock doors and two drive-in doors with ramps for forklifts. The building, built on a speculative basis, is designed to house between one and six tenants with possible floor plans ranging from 21,000-square feet to the entire 136,500-square feet. JLL’s Lee Allen is handling leasing for the project.

Alan Lewis, industrial development partner for The Keith Corporation, commented, “We are expecting the design flexibility of this project to fill a niche not presently being served in this market area. Early tenant interest in the spec building together with the adjacent build-to-suit, Project Nautilus, continues to validate the appeal of the Charleston Trade Center.”

The facility’s location right off Interstate 26 in the Charleston Trade Center, one of the area’s premier Class-A industrial campuses, offers unrivaled port proximity and a business-friendly environment. This building joins two existing buildings on the campus, one of which was recently completed by Frampton Construction for IFA, a German automotive supplier.

Chad Frampton, president of Frampton Construction, said, “We are excited to be back in the Charleston Trade Center to build another facility that will bolster the supply of industrial inventory in an area that has become increasingly attractive for manufacturers and their suppliers.”

McMillan Pazdan Smith Architecture completed the design for the building, and Alliance Engineers and WGPM, Inc., are the civil and structural engineers on the project. Work on the site began in October of 2018 and is expected to conclude early summer 2019.
