Randolph Development set to start on distribution center in Berkeley County

Charleston, S.C. — Randolph Development has partnered with Portside Investment Group and Synergy Capital to develop Portside Distribution Center in Berkeley County, S.C. Portside Distribution Center will consist of two buildings to be constructed over the next two years by Frampton Construction. Construction on the first of the two buildings is expected to be underway March 1.  Each building will have a clear height of 32 feet and will be built with structural steel and load-bearing concrete tilt walls.

Chad Frampton, president and CEO of Frampton Construction, said, “We’ve seen a lot of momentum in manufacturers flocking to this area in the last few years, and we’re happy to play our part in keeping pace with the demand for industrial real estate like Portside.”

The first building of 189,500 square feet was designed by architectural firm McMillan Pazdan Smith for multiple tenants and will start as speculative construction.  Thomas & Hutton provided site, civil and landscape design for the 31-acre development.

“We’re excited to be working with Portside and Synergy to develop these buildings for the burgeoning distribution market in Charleston,” said Randy Bates, managing partner of Randolph Development.  “We’ve teamed up with an outstanding group of professionals, financial partners, and construction companies for this significant project,” he added.

Mark Erickson, vice president at Colliers International, will handle marketing and leasing of the development. “A powerful advantage of this facility is we have the flexibility to satisfy any size requirement in a tight and competitive market. We can lease the entire space, divide it to fit the needs of the tenant, or build-to-suit the second, 200,000-square-foot building,” said Erickson.

Planning for the project started in late 2017 in anticipation of the opening of the Nexton Parkway interchange at Exit 197 on I-26 west of Charleston.  “The new interchange creates excellent access to I-26 for a variety of distribution users coming in and out of the Charleston area,” said Bates.
