Frampton Construction completes work on expansive Summerville distribution center
Charleston, S.C. — Frampton Construction Company, LLC, a full-service construction firm providing planning and design support, preconstruction, and construction services, has finished work on a 1,019,200-square-foot industrial building located within the Charleston Trade Center in Summerville, S.C. The Keith Corporation, a privately held, full-service developer and owner of industrial, warehouse, and other commercial properties, developed the project in a joint venture with Singerman Real Estate, a real estate investment firm based in Chicago, Ill.
Twin Star Home, a leading designer and manufacturer of indoor and outdoor living products, will occupy the full building. Constructed of concrete tilt walls and a structural steel frame, the cross-docked facility has a 40-foot clear height, with 120 fully equipped dock doors, and two drive-in doors. Frampton also completed the tenant upfit for Twin Star Home, which features 4,000-square-feet of office space, restroom facilities, and other upgrades to the warehouse area.
Alex Seglem, senior project manager at Frampton Construction, added, “We’re thrilled to have completed construction on this monumental facility in under a year. It was a total team effort, involving more than 135,000 hours of work from project personnel. The facility’s location at Nexton Parkway and interstate I-26 grants Twin Star Home strategic port and interstate proximity. The building is one of six industrial facilities in the three-million-square-foot Charleston Trade Center campus, which is now fully leased.
Sixty-three acres worth of sitework was performed in preparation for the 1,019,200-square-foot facility. To construct the building, 29 concrete slab pours were completed (21,750 cubic yards of concrete), 224 concrete tilt-wall panels were erected, and 2,275 tons of steel were put in place.

To date, this is The Keith Corporation’s largest completed speculative building, and it was a great way to close out the Charleston Trade Center development.”
McMillan Pazdan Smith Architecture completed the design for the building, while Alliance Consulting Engineers served as civil engineer. JLL’s Lee Allen and Kevin Coats handled the leasing of the facility. Work on the site began in January of 2021 and finished in December of the same year.
